A Calabrian farmhouse is a building of rural origin standing on open ground, built from local stone and roofed in tile, often with a stable, a storeroom or a palmento, the room where grapes were once pressed. Land almost always comes with it: an olive grove on the plain, a bergamot or citrus plot near the Ionian coast, pasture or chestnut woodland in the Sila. What separates it from a house in a mountain village is the isolation; what separates it from a villa is the farming past.
With a farmhouse, services decide the workload. Water comes first: whether there is a well, a mains connection or an allocation through an irrigation consortium. Access comes next, since many properties are reached by a private track, and any right of way over neighbouring land should be recorded in writing. Then electricity, and whether a line already reaches the building. Calabria is one of Italy's seismic regions, so work on the structure requires seismic authorisation, and sloping ground may add a hydrogeological constraint. It is also worth establishing whether the building is entered in the building cadastre or only the ground in the land cadastre, and which parcels are included in the sale.
